Province of Gelderland supports residents’ initiative in Nijmegen

With the SteenGoed Benutten program, the province of Gelderland is helping municipalities to give vacant properties a new purpose. In Nijmegen, a former school site is being transformed into a collective housing project, with the province providing support through subsidies.

The municipality of Nijmegen welcomes collective resident initiatives and makes about two sites available each year for residents’ plans. In 2021, the municipality offered land for collective private commissioning (CPO) at the Elzenstraat location. Here, future residents act jointly as principals for their own new construction project. Stichting Elzendal emerged as the winner with a plan that scored high on sustainability, communal facilities and nature-inclusive building.

Sustainable housing on the old school site
The foundation Elzendal wants to realize 22 sustainable housing units in wood frame construction on the former school site: 4 houses and 18 apartments. These environmentally friendly homes will be heated and cooled using ground heat. The goal of the initiators is to create a healthy, natural and livable environment where people of various ages can live comfortably, both now and in the future. There will also be a semi-underground parking garage with 31 parking spaces, a large community garden and an area for communal use. The garden will be built sustainably with great attention to nature and climate resilience.

Subsidies from the Province
The residents’ initiative previously received a subsidy from the province for process support, intended to investigate the feasibility of the project. Now the municipality of Nijmegen is receiving an additional subsidy from the SteenGoed Benutten program. The project is expected to be completed by the end of 2025.
